The BRRRR Method: Buying

Let us help you tie everything together with the BRRRR method

Step 1. Buy – The property you purchase needs to be in a distressed condition. Due to the condition, it’s in, you’ll be able to secure these homes for a lower purchase price.
Step 2. Renovate – Since the property will be in a distressed condition, you’ll have to make improvements. This could range from a few cosmetic changes to structural repairs. These changes will have to be completed before moving to step 3.
Step 3. Rent – Determine the fair market price your home can be rented for after repairs. Once you find an appropriate tenant, secure a lease.
Step 4. Refinance – Opting for a cash-out refinance allows you to convert your equity into cash. By pulling out the equity, you’ll be taking out a larger mortgage than your initial one. This cash can be used for anything, including purchasing another property.
Step 5. Repeat – This is where you start the process over again. You may now use the funds you got from step 4 to repeat this process again.
